Sandy coastal soil drains faster than a sprinkler can wet it. A system copied from an inland design will run long cycles that push water straight past the root zone, producing a big water bill and a brown lawn at the same time.
We install systems zoned and scheduled for the ground they are actually in, and we repair systems that have stopped working. Most repair calls are one of six faults, listed below.

We install pressure-regulating rotary and spray heads, and controllers with rain sensors as standard rather than as an upsell. In sand, the single biggest efficiency gain is a controller that can run several short cycles instead of one long one.

What irrigation is up against here
Sand that will not hold water
Water moves through coastal sand faster than roots can take it up. We schedule cycle-and-soak — two or three short runs separated by a soak period — instead of one long run, which is the difference between watering the plants and watering the aquifer.
Well water vs. city water
Much of Freeport and inland Walton runs on wells, which means variable pressure and iron staining on paving and walls. Zone counts and head selection differ from a city-water design, and staining needs managing at the head rather than the wall.
Salt spray and coastal exposure
Beachside lawns need supplemental water to flush salt out of the root zone after storm surge or heavy spray, not just to keep them green. Coverage matters more than volume on those lots.

Irrigation questions
My sprinklers stopped working. What is the most likely cause?
A stuck or failed valve solenoid, in most cases. After that it is the controller losing power or programming, and then a line break. All three are diagnosable within a single service call.
How often should I water on sandy soil?
More frequently and for less time than the default schedule most controllers ship with. Short repeated cycles keep water in the root zone; a single long run mostly drains past it.
Do you work on well-fed systems?
Yes. Wells are common across Freeport and inland Walton. We test available pressure and flow before designing zones, because a well will not support the zone count city pressure will.
Can you fix a system another company installed?
Yes, and it is a large share of this work. We do not require you to replace a working system to get us to repair part of it.
Is a smart controller worth it?
On sand, yes. Weather and soil-moisture-aware controllers cut runtime on the days when water would just drain through, which is most days here in the wet season.
What about backflow testing?
We test, repair and replace backflow preventers. Requirements vary by water provider, so tell us who supplies your water and we will confirm what applies to you.
