Santa Rosa Beach is really two places. South of US 98 it runs down to 30A and the Gulf, where lots are sand and the design rules are tight. North of the highway, around Point Washington, Hogtown Bayou and Church Street, the ground has more organic matter, more shade, and more room to work with.
We build across both. It is our closest large market — twenty minutes from the shop on Highway 331 — and the town where we do the widest range of work, from full design-build renovations to a single settled driveway.

What's different about working in Santa Rosa Beach
North and south of US 98
Beachside lots are pure sand with salt exposure and design review. North of the highway, around Point Washington and the bayou, soils hold more moisture and mature canopy changes the turf and planting choices toward shade tolerance. The same plan does not suit both.
Old lots and new builds side by side
Church Street and Old Santa Rosa Beach have established trees and real topsoil. Newer subdivisions were often scraped to sand. We check which you have before specifying anything, because bed preparation differs completely.
Hogtown Bayou drainage
Lots running toward the bayou sit on a higher water table than the numbers suggest. Deep excavation for walls and pool decks needs planning around it, and grading has to move storm water somewhere real rather than to the property line.
A mixed rental and residential town
Santa Rosa Beach has more full-time residents than the 30A beach communities and more rentals than Freeport. We schedule around whichever you are — a turnover window or a family living through the work.

The shop and nursery are on Highway 331 in Freeport, a straight run south to Santa Rosa Beach. Crews are in town most working days, which matters for a repair call as much as for a build.
Plants come from our own rows rather than a distant grower, so a palm is dug in the morning and planted the same afternoon instead of spending a day in a hot truck.

Do you cover both sides of US 98?
Yes — from the 30A beach lots up through Point Washington, Hogtown Bayou, Church Street and Blue Mountain Beach. The design changes between them, but the coverage does not.
My driveway has sunk near the road. Is that fixable?
Almost always. Settling at the apron is the most common paver repair we do here, and it is nearly always base washout rather than a problem with the pavers. We lift, rebuild the base and relay the same units.
What grass works best here?
Empire Zoysia on open sunny lots, Palmetto St. Augustine under the canopy north of the highway. Full-sun yards with kids and dogs do better with Celebration Bermuda.
Do I need HOA approval?
It depends on the neighbourhood. The beachside communities almost always review hardscape and lighting plans; many of the inland streets have no review at all. We will check yours before design starts.
How quickly can you get out for a quote?
Faster here than almost anywhere we serve, because it is twenty minutes away. Send photos first and we can often tell you the likely scope before we come out.
