Niceville sits inland on Boggy Bayou, far enough back from the Gulf that salt stops being the main constraint and water starts being it. Soils here are sandy loam that holds moisture better than the beach towns, over a bayou water table that sits high enough to matter.

That makes this an irrigation and lawn town more than a hardscape town. Most of what we do in Bluewater Bay, Rocky Bayou and Deer Moss Creek is systems, turf and planting rather than pool decks.

What's different about working in Niceville

Loam, not sugar sand

Niceville soils hold water where 30A's do not. That changes irrigation scheduling completely — the short cycle-and-soak pattern that saves a beachside lawn will waterlog one here. It also changes base preparation under pavers.

A high bayou water table

Lots running toward Boggy Bayou, Rocky Bayou and Turkey Creek sit close to groundwater. Deep excavation and any structural wall get planned around it, and drainage has to go somewhere that is not simply lower on the same lot.

Mature canopy

Bluewater Bay and Rocky Bayou have real tree cover. Full-sun grasses fail under it, so Palmetto St. Augustine usually beats Bermuda here. Roots also constrain where a path or driveway can run without killing the tree.

Established systems reaching end of life

A lot of the irrigation here was installed decades ago. Repairs are mostly diagnosis — a failed solenoid, a dead controller, a break from a tree root — rather than replacement, and we will say so rather than quoting a new system.

Forty minutes from Freeport

Our shop and nursery are on Highway 331 in Freeport, about forty minutes from Niceville around the bay. We cover Bluewater Bay, Rocky Bayou, Deer Moss Creek, Swift Creek and the surrounding streets.

Trees and palms come from our own nursery, which for an inland town matters because we grow in inland conditions rather than beachside ones.

Working with us in Niceville

My sprinklers stopped working. What is it usually?

A stuck or failed valve solenoid, in most cases, then a controller that has lost power or programming, then a line break. All three are diagnosable within a single service call, and we run every zone before quoting anything.

Which grass works under tree cover here?

Palmetto St. Augustine is the most shade-tolerant of the three varieties we install and suits the canopied lots in Bluewater Bay and Rocky Bayou. Bermuda will thin out and fail under the same trees.

Do I water the same as someone on the beach?

No, and this is the most common mistake we see. Niceville loam holds water; coastal sand does not. A schedule copied from a 30A property will waterlog a lawn here.

Can you build a retaining wall on a bayou lot?

Yes, but the water table changes the design. Drainage behind the wall has to be daylighted somewhere real, and on low lots that sometimes means a different wall position rather than a bigger drain.

Do you come out this far for a repair?

Yes. Niceville is a regular route for us, and irrigation repair is a large part of what we do here.
