Commercial
Commercial Landscape Services
Commercial work is judged on two things residential work is not: whether the site stays open and safe while you build, and whether the finished landscape still looks maintained in year three.
We build common areas, entries, amenity decks and streetscapes for HOAs, property managers and owners across Walton, Okaloosa and Bay counties, scheduled around your operating hours rather than ours.

What we do for commercial sites
- Entry features, monument signage surrounds and streetscapes
- Common-area hardscape, amenity decks and pool surrounds
- Structural retaining walls with engineered drawings
- Parking-area islands, curbing and stormwater planting
- Large-scale planting, sod and palm installation
- Site lighting for paths, entries and common areas
- Commercial irrigation, including zone rework and controller upgrades
- Post-storm cleanup, replanting and hardscape repair
How we price it
Bid to plans and specs
Commercial work is bid against your drawings and specifications, line by line, rather than quoted from a rate card. Send the plan set and we'll return a bid you can compare against the others on a like-for-like basis.
What moves the number
- The plan set and specification you're bidding to
- Site access, phasing, and whether work runs around occupants
- Material substitutions where a spec allows an equal
- Establishment and maintenance period required by the contract
- Bonding, insurance and submittal requirements
Warranty
2 years on workmanship
Two-year workmanship warranty in writing, plus the manufacturer's one-year warranty on product. Plant establishment terms are set per contract.
How it works
Built around your operating hours
- 1Week 1
Site walk & scope
We walk the property with the manager or board, agree scope, and identify access and safety constraints up front.
- 2Week 1–3
Proposal or competitive bid
A written proposal, or a bid to your landscape architect's plans and specifications where one is engaged.
- 32–6 weeks lead
Approvals & mobilisation
Board or ownership approval, county permitting, insurance certificates, and a phasing plan that keeps the site usable.
- 4Varies by scope
Phased construction
Work sequenced so parking, entries and amenities stay open, with barriers and signage where the public passes.
- 5Throughout
Progress reporting
Regular photo and status updates suited to board meetings and owner reporting cycles.
- 6Final week
Punch list & handover
Walkthrough with the manager, punch list closed out, and as-built irrigation and lighting details handed over.
Materials & brands
The same manufacturers we specify residentially, at commercial-rated thicknesses and volumes — Belgard, Tremron, Pavestone and Unilock hardscape, FX Luminaire lighting, and plant material from our own Freeport nursery.
Growing our own stock matters on volume jobs — a large planting order does not wait on a grower four hours away.

What commercial work here involves
Peak season is the wrong season
Along 30A, in Destin and at Panama City Beach, the months when a site can least afford disruption are exactly the busy ones. We plan commercial work into shoulder seasons wherever the scope allows.
Public access and liability
Anywhere the public walks, the work zone has to be barriered, signed and left safe every night. We carry general liability and workers' compensation on every job and provide certificates before mobilising.
Storm response
After a named storm, commercial sites need debris clearance, safety-critical repairs and replanting in that order. Being local, on Highway 331, means we are not queued behind a four-hour drive.
Commercial questions
Do you work with HOAs and property management companies?
Yes — HOAs, management companies, resorts and individual owners. We are used to board approval cycles and will provide the documentation and reporting that process needs.
Can you bid to an existing landscape architect's plans?
Yes. We bid to plans and specifications regularly, and we will flag anything in a set that will not perform on this coast before we price it rather than after.
Are you insured for commercial work?
Yes. We carry general liability cover to $2 million plus workers' compensation on every job, and certificates are issued on request before mobilisation. Florida does not licence landscape installation — only landscape architects are state-registered — so insurance, not a licence number, is the thing to check.
Can work be scheduled outside business hours?
Yes, where the scope allows it and noise rules permit. Tell us your operating pattern and we will build a phasing plan around it.
Do you handle post-storm work for commercial sites?
Yes — debris clearance, hardscape repair and replanting. Existing clients are prioritised, which is worth knowing before a season rather than during one.
Do you offer ongoing commercial maintenance contracts?
Yes. We hold landscape and irrigation maintenance contracts on commercial sites across all of our service areas, and we are happy to take on a property we did not install.
Have a commercial site to discuss?
Send the scope, plans if you have them, and your constraints — we'll walk the site and put a written proposal together.
