Panama City proper is a different landscape problem from the beach. Bay-side lots around the Cove and St. Andrews carry more clay, drain more slowly, and sit under mature canopy that has been there far longer than most of the housing west of here.
That shifts the work toward drainage, grading, retaining structure and shade-tolerant planting — and away from the salt-driven specification that governs everything on the Gulf side.

What's different about working in Panama City
Clay, not sugar sand
Bay-side soils here hold water. A paver base built for beach sand will not perform the same way, irrigation schedules have to be much lighter, and low spots that would drain away on 30A will simply sit.
Mature canopy in the older streets
The Cove, St. Andrews and Millville have real tree cover. Turf choice moves to shade-tolerant varieties, and paths and driveways get routed around critical root zones rather than cut through them.
Retaining structure on graded lots
There is genuine elevation change here that the beach towns do not have. Walls hold real load, and clay behind a wall loads it differently from sand — it holds water and pushes when saturated, which makes drainage the whole design.
Bay County permitting
Bay County is the easier of the three to build in. In our experience it has not required permits for driveway, paver or wall work here — permitting comes into it when something permanent is going up, such as a structure, a garage or a house. We still confirm the current requirement for your address before we start, because it is a cheap thing to check and an expensive thing to assume.

Our shop and nursery are on Highway 331 in Freeport, roughly an hour from Panama City. We cover the Cove, St. Andrews, Millville and the Lynn Haven side of the bay.
Because we grow our own trees and palms in inland Walton conditions rather than beachside ones, the stock is better matched to a bay-side lot than material trucked in from the coast.

Is the soil really that different from the beach?
Yes. Bay-side lots carry noticeably more clay and drain far more slowly. It changes paver base preparation, irrigation scheduling and retaining wall design — all three.
Why does my yard hold water after rain?
Clay content plus a grade that has nowhere to send water. It is a drainage and grading problem rather than a planting problem, and no amount of replanting will fix it until the water has somewhere to go.
What grass works under the oaks in the Cove?
Palmetto St. Augustine, in most cases. It is the most shade-tolerant of the varieties we install. Bermuda needs full sun and will thin out to nothing under a real canopy.
Can you build a wall on a sloped lot here?
Yes, and Panama City has more genuinely sloped lots than most of our service area. Clay behind a wall holds water and pushes hard when saturated, so drainage stone and a working outfall are non-negotiable.
Do you travel this far for smaller jobs?
For a single small repair it is often not economical for you. We are happy to say so, and to bundle work or point you toward something closer rather than charge you for the drive.
