Inlet Beach sits right on the Walton–Bay county line at the east end of 30A, and it has something most of this coast does not: real slope. Lots here fall away more sharply than anywhere between here and Dune Allen.

That changes the work. Drainage and retaining structure matter far more here than they do on the flat sand lots further west, and a driveway that ignores the grade will move within a couple of seasons.

What's different about working in Inlet Beach

Genuine slope

Inlet Beach lots fall noticeably, which is unusual on this coast. Retaining structure, terracing and step detailing become part of most projects here rather than an occasional extra.

Water has somewhere to go, fast

Slope plus sand means storm runoff moves quickly and scours. Grading has to route water deliberately rather than just away from the house, or it takes base material with it on the way down.

Two counties, one neighbourhood

The Walton–Bay county line runs through this area, and permitting thresholds differ on either side of it. We confirm which county your address sits in before assuming any requirement.

Growth and new construction

This is one of the fastest-changing parts of 30A. Newer lots are often scraped to bare sand with the topsoil gone, so beds need soil built back before planting will establish.

Forty minutes down Highway 331

Our shop and nursery are on Highway 331 in Freeport, about forty minutes from Inlet Beach. We cover Inlet Beach, Seacrest, the Watersound Origins area and Peppermill.

Palms and trees are dug at our own nursery the morning they go in the ground, which matters on a graded lot where planting is part of holding the slope together.

Do I need a retaining wall or just regrading?

It depends how much fall there is and what sits above it. Some lots can be terraced with planting and grading alone; others genuinely need structure. We will tell you which after shooting the grades.

Which county am I in for permitting?

Inlet Beach straddles the Walton–Bay line, so it depends on the address. We confirm it before quoting, because the thresholds differ. {{TODO-OWNER: confirm current requirements for both counties}}

Why does my yard erode after heavy rain?

Slope plus sand. Water moves fast enough to carry material with it. The fix is deliberate routing — swales, drains and planting that holds — rather than simply pushing water toward the boundary.

Is this area under design review?

Parts of it are, particularly the newer communities. We check yours before design starts and prepare submittal-ready drawings where they are needed.

My new-build lot is bare sand. Where do we start?

With soil, before anything else. Beds on a scraped lot need organic matter built back or nothing will establish, and that is money far better spent than on larger plants in poor ground.
