That is what this is. One design, one crew, one quote covering the whole property — whether you live here full time, keep a second home, or manage a rental from out of state.

Typical investment
Projects start at $1,500
That's the floor, not the average — a bed renovation or a small walkway lands near it, a full front-yard rebuild lands well above. Quoted per project after a site visit, and phasing across seasons is normal.

Warranty
2 years hardscape · 1 year planting
Two-year workmanship warranty on hardscape, and one year on landscaping where we also maintain the property so the watering is right. Manufacturer's one-year warranty on product throughout.

What residential work here involves
Second homes and rentals
A large share of the homes we work on are not lived in year-round. That changes everything about scheduling, access, plant selection and how a lighting system is controlled — and we plan for it rather than treating it as an exception.
HOA and design review
Most of the 30A communities, Sandestin and many Freeport and Niceville neighbourhoods review landscape and hardscape plans before work begins. We prepare submittal-ready drawings as part of design.
Building in the right sequence
Irrigation after hardscape means cutting into new pavers. Lighting after planting means trenching through fresh beds. A single team on a single plan avoids paying twice for the same ground.
Residential questions
Do you take on small jobs, or only whole-property projects?
Both. A paver repair or a bed refresh is a normal job for us. Whole-property design-build is where the single-team model saves the most money, but it is not a minimum.
I live out of state. How does that work?
Normally. Site visits and design review happen on video, you approve materials from photos of physical samples, we send progress photos at each stage, and the final walkthrough is on video.
Can a project be phased across seasons?
Yes, and it often should be. We will tell you which parts have to happen together — drainage before planting, conduit before paving — and which can wait a year.
Do you handle HOA submissions?
Yes. We prepare the drawings the review boards expect and coordinate contractor access and work-hour rules with them.
Who actually shows up on build day?
Our own crews. The people at your first site walk are the people building it — we do not rotate subcontractors through residential projects.
Do you offer ongoing maintenance?
Yes, landscape and irrigation maintenance across every area we serve. It is also what the one-year planting warranty rests on — where we maintain the property we can be sure the watering is right, and that is what most plant losses come down to.
